The problem
Rental operations run on tools that do not talk to each other.
A typical operation stitches together a listing site, a screening service, a spreadsheet, an email inbox, a payment app, a text thread and an accounting package. Every handoff between them is a place where data gets re-keyed, deadlines slip, and owners lose visibility into their own assets.
Today
- Listing sites
- Spreadsheets
- Email threads
- Screening services
- Payment apps
- Text messages
- Accounting software
- Paper files
Leaseezzy replaces the handoffs with one continuous record.
Data is entered more than once
An applicant's details are typed into the listing portal, the screening service, the lease template and the accounting system. Four chances to introduce an error into a legal document.
Nobody holds the whole timeline
The maintenance history lives in a text thread, the payment history in a bank export and the lease in a shared drive. Answering "what happened with this unit" becomes an investigation.
Owners ask for what you cannot easily produce
Owner reporting is assembled by hand each month because no single system holds the numbers that need reporting.
How it fits together
The complete rental lifecycle, on one record.
Every stage writes to the same property, unit, person and ledger. Nothing is re-entered, and nothing is stranded in a tool that only one person can open.

The platform
Four connected domains, one data model.
Each domain is useful on its own and considerably more useful because the other three exist. That connection is the product.

- Listings and syndication
- Lead capture and tour scheduling
- Online applications
- Tenant screening
- Digital lease signing
Operations
The daily work of keeping property and people in good standing.
- Maintenance requests & work orders
- Vendor management and dispatch
- Inspections with photo evidence
- Unified communications
- Document management
- Task and SLA tracking
Financials
One ledger behind every number anyone asks you for.
- Rent collection and autopay
- Payments, payouts and receipts
- Charges, credits and adjustments
- Delinquency tracking and escalation
- Property-level accounting
- Owner statements and distributions
Intelligence & platform
What turns a set of tools into an operating system.
- Portfolio reporting and analytics
- Automation workflows
- Notifications across email, SMS and in-app
- Role-based access control
- Immutable audit log
- Public API and integrations
Built for every role
Seven workspaces. One platform underneath.
Each role sees only the work that belongs to them, in the shape their job actually takes. A maintenance technician does not need a portfolio dashboard, and an owner should never be able to edit a lease. Same data, different lens, enforced by permissions rather than convention.
Property Manager
Run the day. See what needs attention before it becomes a problem.
- Portfolio-wide work queue
- Delinquency and renewal pipelines
- Team and vendor assignment
Landlord
Operate a small portfolio directly, without hiring a management company.
- Simplified single-screen overview
- Guided leasing and renewal flows
- Direct tenant communication
Owner
Understand asset performance without asking anyone to build a report.
- Statements and distributions
- Occupancy and NOI trends
- Read-only by default
Tenant
Pay, request, and be informed — with no phone call required.
- Rent, autopay and full payment history
- Maintenance requests with status
- Lease and document access
Maintenance
Know what to fix, where, in what order, and record it as done.
- Mobile-first job queue
- Photo capture and parts logging
- Offline-tolerant field workflow
Vendor
Receive scoped work, submit invoices, get paid — without a portal login they resent.
- Scoped access to assigned jobs only
- Quote and invoice submission
- Compliance document tracking
Leasing Agent
Convert interest into signed leases and see exactly where each prospect stands.
- Lead and tour pipeline
- Application progress tracking
- Availability and pricing view
One platform, not seven products.
Every workspace reads and writes the same records. A work order a technician closes on their phone is the same object the owner sees in their monthly statement.
Security & trust
Trust is a product requirement, not a marketing line.
Leaseezzy will hold lease agreements, bank details, identity documents and screening results. Below is what we are building and, just as importantly, what we have not yet earned the right to claim.
Role-based access control
Permissions are enforced at the data layer, not hidden in the interface. A vendor cannot reach a lease by guessing a URL.
Immutable audit log
Every consequential action — who changed a charge, who approved an application, who accessed a document — is recorded and cannot be edited after the fact.
Encryption in transit and at rest
TLS 1.2 or higher on every connection; encrypted storage for all data at rest, with stricter handling for identity and banking fields.
Least-privilege by default
New roles start with no access. Capability is granted deliberately, never inherited by accident.
Your data stays yours
Full structured export on demand, and a documented deletion process. No hostage-taking of your operating history.
Documented retention and deletion
Screening results, identity documents and payment records each carry their own retention rule, aligned to the regulation that governs them.
Early access
Help shape the platform before it ships.
We are working with a small number of operators to pressure-test workflows against real portfolios. Tell us how you operate and we will follow up with what we are building and where your input would be most useful.
- A short conversation about how your operation actually runs
- Early access to workflows as they become usable
- Direct influence on what gets built first
Questions
The things people actually ask.
Including the ones with awkward answers. If something is not here, email contact@leaseezzy.com and we will answer it directly.
Is Leaseezzy available to use today?
Not yet. Leaseezzy is in active development and we are opening early access to a limited group of operators. We would rather tell you that plainly than sell you a product you cannot log into.
What makes this different from the property management software I already use?
Most tools in this category solve one stage of the lifecycle well and treat the others as attachments. Leaseezzy is built around a single continuous record — the same property, unit, person and ledger from listing through renewal — with a purpose-built workspace for each of the seven roles that touch it.
How much will it cost?
Pricing is not finalised. We will not publish a price we might have to walk back. Early access participants will know pricing before anyone is asked to commit to anything.
Can I migrate from my current system?
Migration is a first-class requirement, not an afterthought. We are designing structured import for properties, units, tenants, active leases and open balances, and it is one of the specific things we want to test with early operators against real, messy data.
Who owns the data in Leaseezzy?
You do. You will be able to export your full operating record in a structured format at any time, and request deletion through a documented process. We do not treat your data as a retention mechanism.
Does it work on mobile?
Every role's workspace is designed responsively from the start, and the field-facing roles — maintenance, inspections and leasing tours — are designed mobile-first with tolerance for poor connectivity, because that is where the work physically happens.
Will there be an API?
Yes. A rental operating system that cannot be integrated with accounting, banking and screening providers is not an operating system. The public API is part of the platform layer, not a later add-on.
